A fire door is only a fire door when it is shut, fitted properly and in good condition. Most fail through everyday wear: closers that no longer close, seals painted over or missing, gaps that have grown, and holes cut for cabling. We survey, install and repair fire doors in line with BS 8214, so each door does what the fire risk assessment relies on it to do.

Under the Regulatory Reform (Fire Safety) Order 2005, which applies in England and Wales, the Responsible Person must keep fire safety measures, including fire doors, in efficient working order and good repair. BS 8214 is the code of practice for timber-based fire doors and recommends regular inspection, commonly every six months, and more often for doors in heavy use.
In England, the Fire Safety (England) Regulations 2022 add specific duties for multi-occupied residential buildings with storeys over 11 metres: quarterly checks of communal fire doors and best endeavours to check flat entrance doors every year. In Wales, the Order and your fire risk assessment set the inspection regime.
A fire door is tested as a complete assembly. Swapping in a standard hinge, an ordinary glass panel or a non-rated closer can undermine its fire resistance, however solid it looks. Remedial work should use components compatible with the door's certification, and anything beyond minor repair should be done by someone who knows the rules.

The gap between the leaf and the frame is typically around 3 mm, and the manufacturer's certification sets the permitted range for each door. Gaps that are too large let fire and smoke through, and are a common failure.
Many defects can be repaired, such as adjusting closers, replacing seals or fitting compatible hardware. Where the leaf or frame is damaged or the door has been heavily altered, replacement with a certified doorset is often the safer option.
No. A wedged fire door cannot stop fire or smoke. Where a door needs to stay open for access, an approved hold-open device linked to the fire alarm can release it automatically.
