Strategic facilities management is the layer above hard and soft FM. It covers what you own, what condition it is in, what it will cost to replace and who is looking after it. On a larger estate, this is where most of the savings and most of the compliance risk sit.

Without it, budgets are set from last year's spend and plant is replaced when it breaks. Contractors are managed one by one, energy use is guessed at and nobody can say which building is costing the most. We bring that information together and turn it into a plan you can budget against.

Why strategic facilities management starts with an asset register

You cannot plan what you have not recorded. An asset register lists each significant item of plant and building system, where it is, its condition and its expected life. Once that exists, a lifecycle plan follows: what needs replacing, when, and roughly what it will cost.

That plan changes the conversation with your board or your funder. Replacement becomes a programme with dates and numbers, rather than a series of emergencies. It also shows where planned maintenance will extend an asset's life and where it is money spent on something due for replacement anyway.

Sustainability where it pays

Energy and sustainability work is most useful when it changes a specification. Choosing plant, controls and lighting that cut running cost, waste and rework will often pay back over the asset's life. We look for those choices, not a badge on the letterhead.

We visit your sites, gather existing records and agree what the plan needs to answer. Gaps in information are flagged early.

Step 2

Build the plan and the number

Asset register, lifecycle forecast and recommendations are brought into one proposal. Funding options for replacement programmes sit alongside it.

Step 3

Deliver and keep it current

Works are allocated to vetted subcontractors and evidenced with photographs against the specification. The register is updated as work is completed.

Funding

Spread the cost

Lifecycle replacement programmes can be funded across the whole estate through our sister business, Novora Asset Finance™, so the plan is paid for over a fixed term rather than out of a single year's budget. On staged programmes, funding can be released against interim certificates as work is completed. Finance is subject to status and credit approval, and Novora Asset Finance™ sets out the terms, total cost and any fees before you commit.

What size of estate is strategic FM for?

It is most useful for multi-site organisations or larger single buildings where plant and contracts are hard to keep track of. For a single small site, hard and soft FM with good records is often enough, and we will say so.

We already have FM contractors. Do we need to replace them?

Not necessarily. We can review and manage your existing service contracts, bring them to a common standard and only recommend changes where they are not delivering.

Can you work with our CAFM system?

Yes. We can work with the system you have or help specify one. Our Process team builds and connects systems in-house where that is needed.

How is the lifecycle plan funded?

You can fund it from budget, pay against staged valuations or spread it over a fixed term through Novora Asset Finance™. Funding is an option, never a condition.

Does this include compliance tracking?

Yes. Statutory testing and health and safety duties across the estate are tracked, with certificates and records held in one place.
