Statutory compliance testing is the inspection and testing the law expects of any commercial building: electrical installation condition reports, gas safety, legionella control and portable appliance testing. None of it is optional, and the first thing an insurer, landlord or inspector will ask for is the paperwork.
The problem is rarely the test itself. It is keeping track of different dates, different contractors and certificates scattered across inboxes. EICRs are carried out to BS 7671. For most commercial premises the typical interval is five years, but the report itself sets the next inspection date, and it can be sooner where the installation or use calls for it.
Gas work must be carried out by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations 1998. Landlords of let residential property need an annual gas safety check by law. In workplaces the duty is to keep appliances and pipework safe, and regular servicing is how that is usually shown.
Legionella control follows the HSE Approved Code of Practice L8: a risk assessment of the water system, then the monitoring it identifies. PAT testing has no fixed legal interval. The frequency depends on the type of equipment and how it is used.
A test is booked once and nobody diarises the next one. A report lists remedial items that are never closed out. Or the work is done but the certificate cannot be found. Keeping the schedule, the remedials and the certificates in one place removes all three.

Every test produces a certificate or report, and every remedial job is photographed against the specification before sign-off. Both are filed with the job, so you hold a complete record for each building when an insurer, landlord or inspector asks.
Typically every five years for commercial premises, but the report sets the next inspection date and it can be sooner. We book the next test from the date on the report, not a general rule.
The annual gas safety check is a legal requirement for landlords of let residential property. For workplaces, the law requires gas appliances and pipework to be kept safe, and regular servicing by a Gas Safe registered engineer is the usual way to show that.
If you are responsible for a building with a water system, you need to assess the legionella risk and control it, following HSE guidance in ACoP L8. Most commercial buildings fall within that.
